316 Rock Terrace Drive in Helena is under contract, and I want to walk you through what our buyer actually got, because it is the part most people do not realize is on the table.
They went under contract below list price. On top of that, they negotiated enough in seller concessions to cover every dollar of their closing costs.
Both. In the same deal.
Why That Combination Matters
Most buyers think of negotiation as one number. What will they take for the house?
That is only half of it. The other half is cash to close, which is the money you actually have to show up with on closing day. It includes your down payment plus closing costs, and closing costs alone routinely run into the thousands on a home in this range. Lender fees, title work, recording fees, prepaid taxes and insurance, the escrow setup.
A buyer can win on sale price and still get squeezed at the table if nobody addresses that second number.
Here, both got handled. The price came down, and the seller agreed to contribute toward closing costs, which meant our buyer kept thousands in their pocket that would otherwise have gone to the closing table.
That money does not disappear into the deal. It stays with the buyer, for the move, for furniture, for the cushion everybody wishes they had in month one.
316 Rock Terrace Drive, Helena, AL 35080

Here is what they got for it.
- 3 bedrooms
- 2 bathrooms
- 2,101 square feet
- Creekview community, Shelby County
- Roughly 20 minutes from downtown Birmingham
The open-concept layout connects the kitchen, living, and dining areas, opening out to a covered patio, a deck, and a fenced backyard with a storage building. French doors off the main living area lead to a bonus room that works as a true home office.
The secondary bedrooms sit down a private hall, away from the main living space. The owners' suite carries a spa-style bath, a large walk-in closet, and a separate linen closet.
Two extras worth noting: a Smart Home Package already installed, and a storm shelter in the garage.
What Buyers Should Take From This

- Seller concessions are negotiable, and most buyers never ask. A seller contribution toward your closing costs is a standard, legitimate term in an Alabama contract, not a favor
- Watch cash to close, not just sale price. A lower price with no concessions can cost you more out of pocket than a higher price with them. Run both scenarios before you decide
- Talk to your lender before you write. Loan programs cap how much a seller can contribute, and that cap varies by loan type and down payment. Know your ceiling before you negotiate, not after
- Concessions can do more than cover costs. Depending on your lender and the structure, that contribution can sometimes buy down your rate instead, which lowers your payment for as long as you own the home
- Who represents you changes the outcome. Nobody on the other side of the table is going to volunteer these terms on your behalf
